“Alpha Industrial Solutions” has submitted a filing to establish “ALPHART” a new real estate investment trust for investment in leasing rights of warehouses in 4 potential locations, valued at 3,500-3,800 million.  The company also showcases a robust portfolio in various locations, including Bangna KM.22 and Bangna KM.19, with high occupancy rates of up to 100%. Logistics service providers, cold storage service providers, construction material distributors become the main customer group. It also plans to develop an additional 200,000 sq.m. of new warehouse, focusing on Bangna-EEC to support the growth of export market.

Mr. Patan Somburanasin, Chief Executive Officer of Alpha Industrial Solutions Co., Ltd., a developer of industrial real estate businesses with full-service capabilities under a joint venture between Origin Property Pcl (ORI) and SCGJWD Logistics Pcl (SCGJWD), disclosed that the company plans to establish a new Real Estate Investment Trust (REIT), named ALPHART, to raise funds for the continuous expansion of the company’s business. Recently, the company has submitted a filing to offer securities to the public for the first time and filed a unit trust offering document with the SEC on February 29.

Additionally, Alpha has appointed Origin REIT Management Company Limited as the REIT Manager, Siam Commercial Bank Public Company Limited as the trustee, and Krung Thai Bank Public Company Limited as the financial advisor for the establishment of the trust and the sale of trust units.

 

Initially, the ALPHART trust aims to invest in the leasing rights of 4 warehouse projects, including the Alpha Bangna KM.22 Phase 1, Alpha Bangna KM.19 Phase 1, Alpha Laemchabang Phase 1, and Alpha Rangsit Phase 1, totaling more than 167,000 square meters. The initial investment value is estimated at around 3,500-3,800 million baht. Currently, major tenants include logistics service providers, cold storage service providers, and construction material distruibutors. Both Alpha Bangna KM.22 Phase 1 and Alpha Bangna KM.19 Phase 1 have achieved a full occupancy rate of 100%.

Mr. Patan further stated that Alpha currently has 9 completed and ongoing warehouse development projects, totaling 385,000 square meters of leasable area, strategically located in 7 areas including Rangsit, Bangna KM.22, Bangna KM.19, Bangna KM.23, Laemchabang, Phanthong, and the Eastern Economic Corridor (EEC). Construction of the ongoing phases in Laemchabang, Bangna KM.19, and Phanthong will be completed soon and is set to generate additional recurring income in the latter half of this year.

 

Meanwhile, the company has plans to develop additional new projects this year, totaling approximately 200,000 square meters, with a focus on Bangna and the Eastern Economic Corridor (EEC) such as the Free Zone area near Laem Chabang Port and in Rayong Province to meet the growing export market demand as well as logistics investment from leading international companies. The focus is on catering to customers requiring customized built-to-suit warehouses or factories with complex warehouse systems that required high-expertise in development.
