PLUS views the management direction for buildings in the new era as being composed of 3 “hearts of building” that deliver the highest business gain for building owners as well as convenience and quality of life for building users.

1. PROFESSIONAL. A facility necessitates a large investment by an organization, where the aim is to generate an acceptable amount of returns in the long term in accordance with the targets and requirements at the organization’s strategic level. The building manager must lend support to the organization’s business operations in the immediate as well as long terms.  Forward planning is also needed in order to maintain the performance, capacity and capabilities of the organization.  Facility management therefore should be carried out at the strategic level by a facility manager that has the expertise and professionalism to provide solutions to all types of facility management.  This becomes especially true in an age where information is valuable assets.  The use of technology to process data makes possible a management plan that takes into consideration the saving of energy and expenses and the improvement of a facility’s efficiency.

2. PEOPLE.  Personnel involved in facility management are a key part in making possible the delivery of quality work.  A personnel selection process that promotes qualities and specialties suited to each type of facility is therefore a crucial element.  PLUS is experienced with selecting the right personnel for the needs of clients.  Staff receive specific training from various institutes in accordance with legal requirements, and also take lessons at the PLUS Eduplex in-house institute to augment their skills.  Curricula at the Eduplex augment both soft skills and hard skills at work and prepare the personnel for handling normal as well as emergency situations.  Frequent drills are organized for the personnel, for example fire escape drills, emergency patient response drills and those simulating incidents relating to building engineering system.  Last year, PLUS received the Asia Responsible Enterprise Awards (AREA) 2021 in the category of Investment in People.  PLUS is Thailand’s first and only facility management company to have received this award, which demonstrates the company’s commitment to making improvements in personnel management.

3. PLANET.  PLUS has been in the facility management business for more than 25 years and during this time has constantly applied its experiences to improve on its body of knowledge in order to keep up to date.  It makes plans and sets work directions in accordance with policies employed by and the thinking of leading organisations.  For example, the thinking for energy management does not seek to only maximize the reduction in the energy amount used or in the electricity bill.  Nor does it seek only to maximize business gain.  Instead, the thinking is also aimed at reducing environmental impacts that result from the use of a facility.  The Internet of Things (IoT) has been brought in and linked to the CPMS, BAS and EMS systems that previously exist at facilities.  An AIoT processing platform carries out analyses of energy use issues, as well as machinery and equipment wear levels.  This allows diagnoses of malfunctions in building systems.

Throughout more than two decades of facility management, PLUS remains dedicated to improving concepts, working guidelines, methodologies and work processes as it endeavours to carry business at full efficiency while also positively impacting other businesses and the society.  This endeavour has continued to earn PLUS the trust of its clients, some of whom include the Stock Exchange of Thailand building, the Office of the Securities and Exchange Commission, Chia Tai Co., Ltd. headquarters, The Commons, Union Mall, Chulalongkorn Hospital, the Thai Red Cross Society and Thammasat University Hospital.  The total facility area under management exceeds 2 million square metres.  One of PLUS’s key goals is to take the lead position in facility management and building systems engineering.  To do so, it works to elevate the quality of services and pass ISO standards certification for all relevant aspects, all the while taking actions to create added value for client facilities.
