AP THAILAND – MITSUBISHI ESTATE Thailand’s strongest real estate partnership continues to cultivate a new generation of ‘quality people’ through AP OPEN HOUSE, now in its 10th year.
AP Thailand, the leading real estate developer in Thailand with a promise of Cheevit Dee Dee Tee Lueak Eng Dai, together with Mitsubishi Estate Co., Ltd., the giant property developer from Japan with over 130 years of experience, have reinforced their already strong business partnership – currently the only one in Thailand’s residential property industry. The partnership is not intended to reap business results but to invest for the sustainability of the real estate industry through the AP OPEN HOUSE programme, which AP has held for the 10th consecutive year. It marks a decade of mission where AP is committed to elevating the standards of Thailand’s real estate industry by growing seeds of quality talent. And AP recently flew a group of winning university students from AP OPEN HOUSE Class 10 to Japan to learn about world-class real estate projects under Mitsubishi Estate Group.

The highlight of this year’s field trip involved perfectly combining world-class know-how in a seamless way. It started from AP sharing its design philosophy — the process of understanding The unspoken needs (the needs and feelings that customers do not explicitly express, such as emotional connection, peace of mind, and pride in living) – which lies at the heart of AP’s project design in Thailand. The journey then continued with learning about Japan’s core principles of quality and sustainability from Mitsubishi Estate.

1. A good home that understands real life is not just big. At Komazawa Stage 2, students learned that great design begins with empathy for residents’ feelings. The concept of “close outside and open inside” delivers maximum privacy in the heart of a big city. Each space is designed with a deep understanding of functionality, connection with nature, and the use of energy-saving technologies such as HOMETACT and AEROTECH, ensuring sustainable living.
2. Construction of condominiums using the Seismic Isolation Structure system — the largest and most extensive of its kind. Representatives from AP OPEN HOUSE Class 10 were given a special opportunity to study this technology up close. This system helps absorb vibrations and reduce the impact felt by residents in high-rise buildings. Beyond structural innovation, it delivers a sense of peace of mind and confidence to condominium residents in Japan — one of the most earthquake-prone countries in the world.

3. Ecological sustainability at HotorIA Square which is an important Biodiversity project by Mitsubishi Estate. It focuses on ecological sustainability through the design of spaces that harmonise urban living with nature. The design encourages coexistence among cities, people, trees, and animals. Native flora are used to absorb greenhouse gases effectively, reinforcing how a world-class organisation places importance on enhancing quality of life — not only for people but for the environment and the entire ecosystem.
