One of the challenges facing the real estate industry today that has been widely discussed over the past several years is the design and development of an inclusive space, one that meets everyone’s needs, especially in condominium developments known to be among the first choice of residence for homebuyers seeking a life near the central business districts close to the city-centre mass rapid transit lines. The strength of condominiums lies in the common area, the environment as well as the experience concerning the use of each space during each period of time in support of every dimension of needs while making it convenient for people to live together comfortably with all aspects of life being taken care of.

According to the World Bank, in 2023 around one billion people or 15% of the world population lived under some kind of disability. THE PARKHOUSE NISHI SHINJUKU TOWER 60. This ready-to-move-in condominium development is located in the heart of the Tokyo Metropolis, Japan. Developed by Mitsubishi Estate Co., Ltd., the condominium is approximately 1.2 kilometres away from Shinjuku Station. With 60 storeys, it is one of the tallest condominium developments in Japan (based on a survey in 2014). The tower consists of 953 units.

 

Among the outstanding features of the development is the design of the shared facilities for all residents to live in a convenient environment where all facilities can be accessed with no living difficulty. In addition to designing the passage ways in the common areas, the lifts, the hand rails and the special flooring materials used in the development’s shared facilities for the residents of multiple ages to safely use with ease, one interesting function is the adoption of the concept called ENGAWA – MULTI GENERATION FACILITY, the design of a common area which focuses on interaction of people in this massive condominium development. It’s a common area where people share their activities. It makes everyday living a community of happy living. That’s why the place is designed to accommodate individuals of all generations from small children to parents. It responds to how each person would appropriately use the shared facilities.

 

For example, the common area is designed to interconnect individual areas as can be seen in the laying out of individual space functions e.g. Wooden Kid’s Plaza, Reading Corner, Library with every part having a shared space for individual to use together alternate with a private corner, making the residents feel they belong together while also being able to keep their privacy. Also, natural light is allowed in to make the interior of the building spacious.

TOKYO TORCH Tokiwabashi Tower stands out for its impressive design of a public space in the common area where attention is paid to INCLUSIVE LIVING elements so that all individuals can use together, from the size of the walkway, the proportion of the individual areas, the materials, the hand rails down to the design of the slope as well as the symbols to ensure easy access and ease of use from any type of travel.

 

– Ground Floor. Design of main entrance using BRAILLE BLOCK flooring material with less slippery finishing floor

– Basement Floor. Design of ramps with hand rails in areas leading to subway station.

– Specially designed greenery together with design of ramps and hand rails fairly large enough for ease of use by all types of wheelchair, among others.

– Accessible toilets for people with physical disabilities and the elderly complete with amenities, hand rails, emergency equipment, etc., including passenger lifts large enough for wheelchairs with buttons positioned at the level where all individuals can easily press to call and choose floor.
