SENA Steps into a New Standard for Thai Real Estate with SENA Next Level Standard.

Asst. Prof. Dr. Kessara Thanyalakpark, Managing Director of SENA Development Public Company Limited, held a press conference to announce the enhanced strategic partnership with Japanese partner Hankyu Hanshin Properties (HHP). This collaboration aims to develop projects incorporating Japanese expertise in construction quality and disaster preparedness, blended with SENA’s signature attentiveness to customer care, ensuring lifelong support for our residents.

With over nine years of partnership and co-development of 66 projects valued at over THB 83 billion, SENA has consistently applied valuable know-how such as the Geo Fit+ concept—developed from deep consumer behavior insights—into its design and development of various projects, from condominiums like Niche Mono Sukhumvit-Bearing and Niche Pride Taopoon, to the Flexi brand and low-rise housing.

With the latest developments, SENA will elevate construction safety and adaptability by developing products under the Geo Fit+ inspired by Mamoru concept, and also implementing the Construction Quality Improvement by referring HHP knowledge —a key part of the Geo Check+ 5steps approach. implementing the 5 Steps of Quality Management—a key part of the Geo Check+ approach. HHP experts from Japan will transfer this know-how through a structured training program covering design, construction control, and project handover. This training will be conducted for SENA’s Business Development, Project Development, Construction, Quality Control teams, SenX Property Management Team and others, from mid of June 2025.

Mr. Takeshi Tsuji, Director of the joint venture company SENA HHP Co., Ltd., attended the press conference and remarked, “Hankyu Hanshin Properties is pleased to collaborate in enhancing construction quality through our 5 Steps of Quality Management, a long-evolved framework developed to ensure Japanese standards at every stage. We are proud to share this knowledge with SENA’s teams and will begin our first comprehensive training session from mid of June to meet the real needs of Thai consumers.”

SENA and HHP have outlined their joint Next Level Standard strategy based on 3 core pillars:

1. SENA TRUST: Building Confidence on the Foundation of Quality

– Construction Quality: Adopting a new construction standard and management with referring the ” Geo Check + 5 Steps of Quality Management,” including deep training and on-site workshops led by Japanese experts from mid of June.

– Design Quality: Advancing the Geo Fit+ concept with systems and equipment for emergencies, including the SENA Care Kit (emergency essentials box), Multi-purpose Safe Room with flexible use and movable furniture, Mamoru-inspired essentials, and a First Aid Room designed for easy access from common areas for quick emergency response.

2. SENA CARE: Caring Through Every Stage of Living with People and Systems That Care

– Caring Systems: Apps such as SENA 360, SEN PROP, and SMARTIFY HOME offer residents more convenience and peace of mind in both daily and emergency situations.

– Caring People: The SenX property management team will adapt the Thai disaster preparedness manual with referring Japanese one and sharing it with residents. SENA will also enhance long-term resident experience and emergency responsiveness through upgraded property management and ELITE SERVICES delivered by staff trained by Hankyu Hanshin Hotels.

3. SENA LOW CARBON: Homes That Are Good for Residents and the Planet

– Reinforcing its leadership in sustainable living, SENA is expanding its solar energy system with battery storage for emergency use across all housing developments. SENA is also a pioneer of Zero Energy House (ZEH), a clean energy home concept from Japan.

SENA is moving forward with the development of 12 projects—11 condominiums and 1 low-rise housing project—with a total value of THB 13 billion, targeting THB 15.5 billion in sales and THB 10 billion in transfers.
