Garden Atlas, a trendsetter in the real estate industry, has launched the GARDEN ATLAS BAYVIEW project, worth around 2 billion baht. The project offers ultra-luxury villas in Modern Bali Contemporary style, with an average price of 150 million baht per unit, situated in the rare coastal location of Ao Makham – Cape Panwa, on Phuket’s eastern coast. The company is confident that within 10 years, the Ao Makham area will evolve into the “Monaco of Asia,” supported by its comprehensive potential comparable to the world’s affluent city-state “Monaco.” The company also aims to position the GARDEN ATLAS brand into a global residences brand, targeting the US$5-million luxury home market.

Mr. Torsak Jaichuen, CEO of Garden Atlas Bayview Villa Co., Ltd., the developer of ultra-luxury residential projects, revealed that the company has launched GARDEN ATLAS BAYVIEW, an ultra-luxury residential project located at Ao Makham – Cape Panwa, Phuket. The project spans 16 rai and comprises 15 units, each priced at an average of 150 million baht, with a total project value of around 2 billion baht.

Each villa is designed with spacious functionality, featuring 6 bedrooms, 8 bathrooms, 2 kitchens, 3 relaxation areas, 3 parking spaces, and 2 swimming pools. The pools include 6 honeymoon-style pool daybeds within a large 6×15-meter swimming pool, as well as a rooftop garden and pavilion. The swimming pool is uniquely designed to create an extraordinary floating experience with dual see-through sides connecting the lower pool area and underwater views. A spiral staircase links the lower large area to the pool deck, while an elevated garden staircase enhances the panoramic sea view. Each villa offers approximately 1,585 square meters of combined indoor and outdoor living space.

The project is developed under the concept of “Timeless”, embodying a contemporary elegance that transcends time. Featuring Modern Bali Contemporary–style villas, the project utilizes materials in natural tones that are low maintenance, promoting a well-being lifestyle. Each villa is constructed with high-end materials throughout, emphasizing a unique living experience—whether for short stays, long-term living, or special occasions. Every space is designed to support full-scale celebrations, equipped with an integrated sound system covering all common areas of the villa for all activities, along with home automation technology for modern convenience.

The project also offers a complete range of common facilities, including a luxurious clubhouse exceeding standard benchmarks, a fully equipped fitness center, paddle tennis court, restaurant and café areas for residents to host their guests, parking space for over 30 cars, and a multi-purpose event area accommodating up to 150 guests.

The company chose to develop the GARDEN ATLAS BAYVIEW project at Ao Makham – Cape Panwa due to its strong present and future potential. The area bears similarities to the world’s renowned coastal city of Monaco, which covers only 2.02 square kilometers—making it the second smallest country in the world—located in southern France along the Mediterranean Sea. Monaco is globally recognized as a center of luxury and wealth, earning its reputation as a destination for the affluent with an opulent lifestyle.

It is projected that within the next 10 years, Ao Makham – Cape Panwa will gain comparable popularity to Monaco. Currently, Monaco faces restrictions on new property development, resulting in a significant surge in real estate prices—condominiums now range from €52,000 to €130,000 per square meter. In comparison, real estate in Ao Makham – Cape Panwa remains highly affordable and offers strong value, though prices are expected to rise steadily in line with the area’s growing development potential.

“With over 20 years of experience in developing residential properties, we recognize the exceptional potential of this location,” the executive stated. “This area is poised to evolve into a premier destination for Maritime Luxury Living, offering a high-end residential and coastal lifestyle experience. Set on a hilltop overlooking panoramic sea views of three bays and a marina, this rare coastal location on Phuket’s eastern shore—Cape Panwa—will become the Monaco of Asia: a world-class seaside city where buyers are not only homeowners but global lifestyle connoisseurs. Investing in real estate here represents exceptional value today, with strong prospects for future appreciation.”

The Ao Makham – Cape Panwa location stands out as the most distinguished and exceptional coastal area in Phuket, offering five key advantages:

1. True Coastal Privacy – A tranquil, rare, and undisturbed coastal zone offering absolute privacy.

2. Maritime-Ready Location – The bay features deep and calm waters, ideal for yacht mooring and international sailing.

3. Seamless Yachting Access – Proximity to international marinas and full-service ocean leisure facilities.

4. Scarcity Drives Value – Limited coastal properties represent appreciating assets whose value increases over time.

5. Prestigious – The only bay in Phuket accessible not only by land but also by sea, and in the future, by air through seaplane travel. This upcoming seaplane connectivity will make journeys to premier resort destinations both effortless and exclusive.

The government and private sector are currently promoting the development of a Seaplane Terminal in Phuket to connect major resort destinations such as Samui, Pattaya, and Hua Hin, significantly reducing travel time across the Gulf of Thailand and the Andaman Sea. The project is currently in the EIA process and is being advanced as part of national infrastructure policy.

The executive further stated that Phuket Province continues to experience ongoing infrastructure development, including the Phase 2 expansion of Phuket International Airport, the Kathu–Patong Expressway Project, and the 42-kilometer Light Rail Transit (MRTA) master plan connecting the airport, city center, and Chalong area to ease traffic congestion. Additionally, the Seaplane Terminal Project is underway, and there are plans to open a new terminal at the Makham Bay Deep-Sea Port (Cruise Terminal) to accommodate large cruise ships that can dock directly without tender boats, reinforcing Phuket’s role as the “Gateway Port” of the Andaman and ASEAN. These advancements ensure Phuket offers complete and convenient connectivity—by land, sea, and air.

Currently, Phuket offers a full spectrum of amenities for high-quality living, including comprehensive transportation networks (air, land, and sea), JCI-accredited hospitals, world-class wellness centers, over 16 international schools, tournament-grade golf courses, Michelin-starred restaurants, and luxury hotels and branded residences. This makes Phuket the ideal destination for the ultra-wealthy, offering exceptional lifestyle value compared to other maritime or waterfront lifestyle cities worldwide such as Monaco, Hong Kong, and Singapore.

“From the inception of the GARDEN ATLAS BAYVIEW project, we believe it will help drive the transformation of the Ao Makham – Cape Panwa area into the ‘Monaco of Asia’,” said Mr. Torsak Jaichuen, CEO of Garden Atlas Bayview Villa Co., Ltd. “Throughout our journey, we have not merely been a property developer, but a global market trendsetter. We were among the first to develop inland villas priced at one million dollars, and this later became an industry trend. Now, we are moving beyond our previous success to pioneer a new, high-potential destination at Ao Makham – Cape Panwa and Phuket, focusing on the Ultra Rich segment—billionaire-level individuals who seek to reside here.”

The CEO further revealed that the company has also adopted the concept of “Life Curated” in the development of GARDEN ATLAS BAYVIEW. This new philosophy of property ownership allows residents to design and define their own lifestyle and assets. The project targets high-net-worth individuals and visionary investors—both local and international—who recognize opportunities to generate attractive returns. Villas can yield rental returns of USD 1,650–4,200 per night, while appreciating in value over time as high-value assets.

The Garden Atlas Bayview project reflects the vision of a seasoned expert in high-end real estate—one who is not a follower but a true trendsetter, consistently creating innovation, distinction, and genuine refinement in quality and taste. “Our next goal is to drive the Garden Atlas brand toward becoming a global residences brand, targeting the US$5-million luxury home market, said Mr. Torsak.

Ms. Prakaipeth Meechoosarn, Head of Phuket Residential Sales, CBRE Thailand, stated that the vacation home villa market has continued to grow steadily. In 2024, villa sales increased by 23% compared to the previous year, marking consistent growth over the past three years.

For the luxury segment, defined as villas priced at over 90 million baht per unit, the market supply accounts for only 6.89%, of which over 76% has already been sold. The most sought-after location is the eastern (southern) coastal area, achieving the highest sales rate at 92.8%. This area has become the most desirable for luxury buyers due to its stunning panoramic sea views, surrounded by a scattering of islands that create a captivating and ever-changing seascape with yachts and cruise ships anchored in view. These scenic qualities have made it a prime location that attracts high-net-worth investors and buyers from around the world, who are seeking an exclusive lifestyle along with long-term investment value in luxury villas.

According to CBRE’s research, 68% of villa buyers purchase for investment purposes, while 31% buy for personal use. The buyer demographic is composed of 57% Thai and 43% foreign buyers, with most international clients coming from Europe, the United States, and Asia—notably the United Kingdom, Hong Kong, and the United States, respectively.
