Ms. Ausana Mahagitsiri, Chief Executive Officer, The Nest Property Co.,Ltd. reveals her confidence in 2023’s property market direction, citing increasingly positive factors that continue to boost the overall market as ongoing inbound foreign investments and tourism recovery strengthened by the recent opening of the Chinese border. Ms. Ausana announces, this year in partnership with leading Real Estate Investor & Developer, Kanden Realty and Development Co., Ltd., the company plans to launch 3.9 Billion Baht Luxury Housing Project located in Srinakarin-Krungthepkreetha area.

Ms. Ausana Mahagitsiri, Chief Executive Officer of The Nest Property Co., Ltd., provides an insightful positive outlook for the new year’s overall real estate market in 2023. The uptick in market growth demonstrates a positive direction in comparison to last year, which has been driven by various positive factors such as ongoing inward foreign investments into the capital market and various real estate sectors, coupled with the reopening of the Chinese border promises a substantial rebound to Thailand’s tourism industry, positively influencing the overall market.

 

Ms. Ausana stated “when approaching business, we must consider both positive and negative aspects in order to build up strategy. This year, we have confidence in market and in the strength of our partnership with Kanden Realty & Development (KRD), we are excited to continue to invest and draw expertise from each party to continue to add value to the business.

 

She adds that once the number of tourists increases it is likely to have a direct correlation with the rise in international sales, while domestic demand for housing has been another strong indicator as seen by growth in sales performance of other major listed real estate developers focusing on launching housing residential projects after receiving strong feedback from domestic demand.

 

The Nest Property’s 2023 business direction aims to continue to develop high-end residences and luxury housing equipped with modern facilities in up and coming locations in Bangkok. Specifically, in Srinakarin-Romklao Road or Krungthepkreetha Road where the company has expanded to since 2022 by launching their first flagship luxury housing project, AERIE Srinakarin-Krungthepkreetha in the fast-developing eastern zone.

 

After the success of their first joint-venture project, The Nest Property Co.,Ltd. Is strengthening their synergistic partnership by entering into yet another joint venture agreement with the leading Japanese conglomerate, Kanden Realty and Development Co., Ltd. (KRD);  together the company is gearing up to launch two new projects with a total value of THB 3.9 billion. Accumulating the total combined value (including AERIE Srinakarin-Krungthepkreetha) in the housing development of over 6.4 billion baht.

 

Having gained momentum from their first pilot project, AERIE Srinakarin-Krungthepkreetha, received a highly positive response from the market, especially from customers ages between 30-40 years-old with expanding families who seek homes equipped with various functionalities adaptable to one’s lifestyle at a reasonable price point.

The two brand new projects set to launch this year are focused on single-detached housing located in Srinakarin and Krungthepkreetha area. The first project developed under the name “AVIAN Srinakarin-Krungthepkreetha” is a 2-storey single-detached housing project located on 42-0-54 rai, comprises of 166 units, each of which covers an area ranging from 50.37-111.7 Sq.w with 230 -290 Sq.m of usable area. The price point starting at 12.9 million baht* with a project value of approximately THB 2.7 billion and scheduled to launch this August 2023. “This reasonably priced single detached housing project is located on the main road, equipped with various functions and impressive features. The opening price is THB 12.9 million. We are highly confident that this project will also gain positive feedback alike AERIE Srinakarin-Krungthep Kreetha.”

 

The second project is developed under “AERIE Srinakarin-Suan Luang”, a 3-storey luxury single-detached housing project, located on 9-2-25 rai, with the price point starting at THB 22.9 million, comprises of 43 units, each of which covers an area ranging from 52.8-74.22 Sq.w and 313-370 Sq.m of usable area, with a starting price at THB 22.9 million *. The project is valued at approximately THB 1.2 billion and is expected to launch in fourth quarter of 2023.

 

Ms. Ausana adds that, according to market research, while consumer demand continues to rise, luxury housing with a price range of THB 20-40 million remains low in supply. Being able to recognize these opportunities, her company has designed homes with distinctive designs and added functionalities at remarkable price points to meet consumer demands. For example, 3-5 cars parking space, a foyer, ample shoe storage, a large kitchen with pantry area, multi-purpose room, laundry room located on 3rd floor, as well as a functional inner courtyard area connecting indoor and outdoor living spaces. In addition, every unit comes equipped with an in-home elevator. These are competitive advantages emphasized by the company. Dedicated to quality and detail in both construction and living design, every square inch must be practical and suitable for residents”.

(KRD), stated “although the real estate market in Thailand has faced challenges, such as rising construction costs due to jump in steel price, we believe that the recovery of the tourism industry, including the lifting of travel restrictions for Chinese nationals, will lead to the accelerated recovery of the Thai economy and the revitalization of the real estate market. “We have always felt that our partner, The Nest Property, is a reliable partner, as evidenced by our business partnership in the successful condominium project, 125 Sathorn. The AERIE Project, located on Srinakarin-Krungthep Kreetha has also solidified its success. As a Japanese company, we are grateful for the confidence that our consumers have instilled in our projects and we aim to further expand our joint venture partnership with The Nest Property and remain confident that the “AERIE” and “AVIAN” brand will achieve astounding success and well-accepted from Thai consumers he added.

Lastly, Ms. Ausana added that in 2023, the company has set a target of THB 2.7 billion in sales, with AERIE Srinkarin-Krungthepkreetha as the flagship project. This year, construction progress targets the completion of 60 housing unit, where approximately 40% of which have already been absorbed. Similarly, the 2 new projects launched this year will be a housing projects, completed by phase to be ready-for-sale and ready-for-transfer as well.

 

The company also has other projects independently developed by itself which are The Nest condo Ploen-chit, The Nest condo Sukhumvit 22, The Nest condo Sukhumvit 64, The Nest condo Sukhumvit 71 and The Nest condo Chula – Samyan.
