JLL Thailand advises on historic jewellery workshop conversion to 77-room Aiden Surawong as Bangkok asset repositioning activities accelerates
Adaptive reuse of a former jewellery workshop underscores the shift toward value-add repositioning and experiential hospitality in Bangkok’s hotel investment market
JLL Thailand has advised on the sale of the leasehold interest in the development structure for Aiden Surawong Bangkok, marking the Southeast Asia debut of BWH Hotels’ Aiden lifestyle brand. The 77‑room property, created through the transformation of a former jewellery workshop on Surawong Road, officially opened on 11 May 2026.
The project reflects a growing emphasis on repositioning existing assets in Bangkok’s hotel market, where heritage locations and strong brand narratives are increasingly shaping investment decisions. JLL Thailand supported the client from site sourcing through lease term negotiation and execution.
“Aiden Surawong reflects the Thailand’s hotel investment cycle, which has evolved into a more selective market where the repositioning of existing assets is generating value. Aiden Surawong Bangkok occupies a building that had been closely connected to Bangkok’s jewellery and gem trade for more than five decades. Rather than replacing the site’s identity, the redevelopment reinterprets its heritage through hospitality. The hotel’s interiors draw on gemstone references, geometric forms, and 1920s Art Deco influences, while reflective materials, ambient lighting, and social spaces such as CLUB RUBY and the Gems Pool create an immersive atmosphere rooted in the building’s past.
“Working with a property like this is as much about choosing the right partner as the building itself. JLL helped us evaluate the property’s potential and structure a lease that aligned with our long-term vision for the asset. For us, the building represented much more than a redevelopment opportunity. Rather than replacing its identity as part of Bangkok’s jewellery and gem trade, we wanted to reinterpret its story through hospitality. We believe hospitality should offer more than accommodation by creating atmosphere, memorable experiences, and emotional connection.
