Crystal Solana is an exclusive gated community of 51 ultra-luxury residences located on Praditmanutham Road. With a total land area measuring approximately 31 rais, Crystal Solana offers four unique residence designs that range from a two-story to a four-story home: Diamonte (490 sqm), Zafira (685 sqm), Perla (745 sqm), and Emeralda (1,010 sqm). Land plots range from 123 to 800 square wah, and the prices will start from 60 to 300 million baht. Total project value is 4 billion Baht.

Supanavit Eiamsakulrat Chief Executive Officer of K.E. Group reveals that the concept of Crystal Solana was developed over many years, with K.E. Group inspired to create a luxury residence that was the “best of the best” in Thailand. The company has distilled the best new concepts, designs, materials, and layouts into Crystal Solana into six “six-star” characteristics:

 

1. Prestigious Location on Praditmanutham Road, which is a highly-desirable residential corridor where many luxury homes are located. The project is located within a 1-minute drive of the expressway entrance and exit, and in the future, both the Grey line skytrain and the Pink line skytrain will pass in front of the project.

“An overview of the real estate market in Bangkok shows that ultra-luxury single-home segment (homes priced from 50+ million Baht) has been growing steadily in the past few years. Since 2016, there has been a total of 20 ultra-luxury projects and 484 units launched, combining for a total market value of 25 billion Baht or approximately 8 billion Baht per year. The Praditmanutham Road market is seen as particularly attractive as land values have risen rapidly and homebuyer demand is very robust while the supply has been limited. This has seen land price on Praditmanutham increase from 250,000-300,000 per square Wah in 2016 to as high as 350,000 in 2017 – a 12-15% annual increase. Similarly, homes in Crystal Park that initially sold for 65 million Baht are now transacting for 125 million Baht, or more than double the original value. The average growth of the Praditmanutham market is around 12%, which is highly attractive compared to other financial investments.”

 

“Crystal Solana will target High Net Worth Individuals with approximately 200 million Baht in assets, including business owners, executives, and multi-generational families. Data from 2017 suggests that the total High Net Worth population stands at 91,000 persons, with wealth growth increasing 13% from the year prior. The Praditmanutham area is already well established as a high-income neighborhood, with an average household income that is 17% higher than the Bangkok average, and should continue to be attractive to this group of consumers given the easy accessibility, proximity of CBD, and quality of life in the area.”

 

“K.E. Group is also planning for future growth opportunities in a wide range of segments. Building on the luxury residential platform, the company expects to expand with projects in new locations, price points, and product offerings – but still with a focus on the luxury single-home market. K.E. Group is also planning to launch a community mall REIT in partnership with BBLAM, which will be the first of its kind as an “active” REIT managing and acquiring assets. The company plans to convert an existing property fund as well as add additional assets from the company and other community mall operators and partners.
