Transforming the Cities of Today: The Role of UrbanTech in SEA and Developing Countries

Urbanization is inevitable and is one of this century’s most important megatrends. Towns and cities are formed and become larger as more and more people begin living and working in central areas, leading to dramatic changes of people’s lives as well as economic and social development.

World is spearheading to urbanization dramatically, caused by the surge of global population. The United Nation predicts that urban population will increase by 3 billion people over the next 30 years, as same as what had happened in the past 10,000 years.

 

“The unprecedented demographical transition is the greatest challenges for the history of human-beings.” Mr.John Millar, Chief Strategic Development Officer at Ananda Development Plc said at Techsauce Global Summit 2017 held in Bangkok.

 

According to CIA World Factbook 2015 indicated that urbanization rates of Southeast Asia remained low, ranked between 114th and 183rd out of 199 countries around world. Indonesia led urban population at 53.7%, followed by Thailand at 50.4% and the Phillippines at 44.4%. Laos, Vietnam and Cambodia were at the bottom of the table. However, Thailand’s neighbouring countries are urbanising at a fast pace.

 

The rise of UrbanTech

Ananda considers that the convergence between unprecedented technology and urbanisation means huge opportunities, making more tools available for handling any challenges, as same as what is happening in property industry.

 

Ananda redefines itself as “UrbanTech Solution Company”, instead of property company under conventional definition.

 

UrbanTech is innovation and technology that provides urban living solutions. Innovation and Technology in this context mean a broader view, not only construction technology, but also include FinTech, MarketingTech as well as whatever that solves people’s urban lifestyle.

 

Defining technology in traditional lens could lead business operators being disrupted due to techonology itself. And those who are unable to cope with the changes, defenders eventually lose in the era of technology transformation.

 

Standford Business School found that lifespans of Fortune 500 companies have become shorter from 90 to 15 years at the present. During 1957 to 1997, their survival rates were at only 37%.

 

Moreover, a new concept of social science like sharing economy emerges a rang of business model, in which people rent beds, cars, boats and other assets directly from each other, co-ordinated via the internet. UrbanTech is either applied by sharing economy, which is a key to future business.

 

Rethinking business model

Likewise property industry. People have no longer to pay premium for convenience in this era. They don’t need to buy high rise condominium in the downtown to avoid traffic congestion.

 

They buy home in subburb area and call self driver electricity car (SDEC) to pick them up when they want to leave home, meant that life becomes easier and more efficient. While property developer is required to change the way of developing projects to meet urban lifestyle timely.

 

“Once pain to reach station reduced, the premium of being close to station will be reduced”, said Mr.Millar.

 

The world of disruption has made cost of living becomes cheaper. For instance, the US found that SDEC costs only $0.3 per mile, which is 6 times lower than Uber and 8 times cheaper than a normal cab.

 

Ananda aims to grow 10 times over the next two years since it listed as public company in 2012 with the key driver of technology. The 2017 is considered as its turning point with the growth rates of 69% compared to last year.

 

Mr.Millar said the idea of doing everything in a company is obsolette. To be more flexible to cope with changes, company is required to get leaner by embracing outsourcing scheme, while company is only platform with its strength of finance, sales and marketing practice.

 

Ananda has changed its view from asset management by owning everything to access management to seek the best solutions before its rivals.
